Top 10 Kane County Taxpayers — Who’s on This Year’s List?

  • Editor’s Note: This is the third in a series of articles on Kane County Connects regarding the 2016 property taxes that are payable in 2017. Tax bills will be available on the Kane County Treasurer’s Office website starting April 26 and sent out to Kane County residents starting April 28, 2017.

Let’s take a minute to express a little gratitude to the folks who make the Top 10 List of Kane County taxpayers this year.

As you can see, it’s a prestigious group, but maybe more important to homeowners is the simple truth that the more these “biggies” pay, the lesser the burden on the rest of us.

The numbers you see here are 2016 property taxes for tax bills payable in 2017.

Top 10 List: Who Moved Up? Who Moved Off?

The top 10 list from last year is very similar to this year’s list, with a couple exceptions.

Spring Hill Mall, LLC was No. 6 on last year’s list and did not make the Top 10 list for property-tax payments due in 2017.

New to this year’s list is Chicago Premium Outlet’s, which took the No. 5 slot and will pay $1,852,277.76 in property taxes this year.

“Spring Hill Mall is number 11 now,” Kane County Treasurer Dave Rickert explained. “No. 1 and No. 5 (Simon / Chicago Premium Outlets) may be the same company but ownership is listed differently.”

John B. Sanfilippo & Son Inc.was No. 5 last year, paying $1,826,897.84. This year, John B. dropped to No. 6 on the list, paying $1,762,169.38.

This was the top 10 ranking from last year, the 2015 property taxes paid in 2016.

Top 10 Kane County Tax Payers

#1 Simon/Chelsea Chicago Development — $6,122,703

Simon Property Group, Inc. is a global leader in retail real estate ownership, management and development, and an S&P100 company (Simon Property Group, NYSE:SPG.) “Our industry-leading retail properties and investments across North America, Europe and Asia provide shopping experiences for millions of consumers every day and generate billions in annual retail sales,” the company’s website says.

Simon is ranked No. 1 in the United States as the largest real estate investment trust. It’s also the No. 1 property taxpayer in Kane County, IL.

Among the tax-district beneficiaries is Batavia School District 101.

#2  Liberty Illinois LP — $3,683,869

Liberty Property Trust (NYSE: LPT) is an $8.5 billion real estate investment trust which owns 99 million square feet of industrial and office space throughout the United States and the United Kingdom (as of December 31, 2016).

“Liberty’s more than 728 industrial and office properties offer exceptional locations, flexible design, thoughtful amenities, cost efficient operations and state-of-the-art technology to the company’s 1,700 tenants,” its website says.

As a fun fact, Liberty is one of the nation’s leading developers of high-performance green buildings.

It owns a variety of industrial properties in Kane County, including property in North Auroa, Aurora, Batavia and St. Charles. Check out this interactive map to see just a few.

#3  Toyota Motor Sales USA, Inc. — $3,254,259

Toyota Motor Sales USA, Inc. is located at 2350 Sequoia Drive in Aurora. It is “the North American Toyota sales, marketing, and distribution subsidiary devoted to the U.S. market,” according to Wikipedia.

#4  Geneva Commons, LLC — $3,232,584

Geneva Commons is “a unique collection of stores, restaurants, cafes and services in an inviting open-air setting. Situated along Randall Road in the Chicago suburb of Geneva, Illinois, the center is home to Crate & Barrel, Barnes & Noble, Dick’s Sporting Goods, Coach, H&M, Forever 21, Banana Republic, California Pizza Kitchen, Houlihan’s, and Claddagh Irish Pub, among others.”

“A hub of community activity, Geneva Commons offers seasonal events and celebrations for the whole family to enjoy,” its website says.

#5  Chicago Premium Outlets — $1,852,277

As mentioned above, Chicago Premium Outlets is an outdoor center located 40 minutes from downtown Chicago with more 160 stores. It’s owned by Simon Property Group, so we’re not sure why the mall is listed separately, but it is.

“With amenities such as fireplaces, art installations, a play area, and reflecting pond. Chicago Premium Outlets is more than a shopping center, but truly a destination for shoppers and tourists visiting the Chicago area,” its website says. “Conveniently located off I-88 at the Farnsworth Avenue North exit, it is easily accessible for local shoppers and tourists coming from downtown or O’Hare and Midway International Airports.”

#6  John B. Sanfilippo & Son Inc. — $1,762,169

John B. Sanfilippo & Son Inc. is “a global source for nuts, committed to quality, expertise and innovation that delivers an unmatched experience to our customer and consumer,” according to its website.

#7  Algonquin Commons LLC — $1,649,211

Algonquin Commons is located at 1900 S. Randall Road. “A day with the girls, a great date night, or a quick trip with the kids, they all happen at Algonquin Commons Mall,” it website says. “We have everything to make life just fabulous. Our easy-access, open lifestyle center has 12 dining options, over 60 national stores, local boutiques and fun seasonal entertainment options galore!”

#8  Canterfield Apartments LLC — $1,380,407

Situated in charming West Dundee, IL, The Villages at Canterfield “offers unparalleled recreational amenities and a desirable setting with an incredible combination of residential luxury and convenience,” its website says. Regency Canterfield LLC is the parent company.

#9  Q Center LLC — $1,342,419

The Q Center in St. Charles originally was Arthur Andersen’s Center for Professional Education in days goneby. It is now one of the premiere conference centers, literally, in the world. It is successful, according to its website, “not because of our amenities or dining (although delicious), or our custom meeting spaces — it’s because we are a dedicated team of professionals focused on just one thing: making your team better than when they arrived.”

#10  AMLI at St. Charles LLC — $1,277,749

AMLI at St. Charles is “one of the preeminent multifamily companies in the nation. AMLI is focused on the development, acquisition and management of luxury apartment communities across the United States,” according to its website.
