Kane County’s Top 10 Property Taxpayers — Who’s On the List This Year?

The Chicago Premium Outlets underwent an expansion in the past year, and the shopping center continues to be — by a long way — the No. 1 property taxpayer in Kane County, IL, according to a recent release by Kane County Treasurer David Rickert.
The “Top 10 List” is not only a guide to some of the most successful businesses in Kane County but a tip of the hat to the businesses that are helping to take some of the property-tax burden off of homeowners.
These property taxes help pay for schools and libraries and fire protection districts and parks and all kinds of good stuff that we sometimes take for granted.
Just as an FYI, while the Top 10 list is reprinted from the Treasurer’s Office press release, the background info presented here is from a simple Internet search.
Top 10 List: Who Moved Up? Who Moved Off?
The top 10 list from last year is very similar to this year’s list.
Moving up were Toyota Motor Sales and John B Sanfilippo & Son. Dropping a notch or so were Geneva Commons, Spring Hill Mall, Algonquin Commons and the Q Center. Simon/Chelsea stayed at No. 1, Liberty Illinois was still No. 2, and AMLI at St. Charles held steady at No. 10.
New to this list this year was seventh-ranked Regency Canterfield LLC. ALDI, Inc. was knocked off the top 10 list.

Top 10 Kane County Tax Payers
#1 Simon/Chelsea Chicago Development: $5,643,212
Simon Property Group, Inc. is an American commercial real estate company, ranked #1 in the United States as the largest real estate investment trust. It’s also the No. 1 property taxpayer in Kane County, IL.
Back in August, the outlet mall debuted more than 30 new and expanded stores — including anchor store Saks Fifth Avenue OFF 5th — during a four-day grand opening celebration.
Among the tax-district beneficiaries is Batavia School District 101.
#2 Liberty Illinois LP: $4,132,386
Liberty Property Trust (NYSE: LPT) is a $7.8 billion real estate investment trust which owns 104 million square feet of industrial and office space throughout the United States and the United Kingdom.
It owns a variety of industrial properties in Kane County, including property in North Auroa, Aurora, Batavia and St. Charles. Check out this interactive map to see just a few.
#3 Toyota Motor Sales USA, Inc.: $3,385,898
Toyota Motor Sales USA, Inc. is located at 2350 Sequoia Drive in Aurora. It is “the North American Toyota sales, marketing, and distribution subsidiary devoted to the U.S. market,” according to Wikipedia.
#4 Geneva Commons, LLC: $3,281,351
Geneva Commons is a unique collection of stores, restaurants, cafes and services in an inviting open-air setting. Situated along Randall Road, the center is home to Crate & Barrel, Barnes & Noble, Dick’s Sporting Goods, Coach, H&M, Forever 21, Banana Republic, California Pizza Kitchen, Houlihan’s, and Claddagh Irish Pub, among others. A hub of community activity, Geneva Commons offers seasonal events and celebrations for the whole family to enjoy.
#5 John B Sanfilippo & Son Inc.: $1,826,897.84
John B. Sanfilippo & Son Inc. is “a global source for nuts, committed to quality, expertise and innovation that delivers an unmatched experience to our customer and consumer,” according to its website.
#6 Spring Hill Mall, LLC: $1,723,306
Spring Hill Mall is located at 1072 Spring Hill Ring Road, West Dundee, and is “more than a mall,” according to its website. “We see the center of a community. At Spring Hill Mall, we are committed to creating a mall experience that meets the ever-changing needs of our community.”
#7 Algonquin Commons LLC: $1,719,024
Algonquin Commons is located at 1900 S. Randall Road. “With over 60 shops and 12 dining choices, Algonquin Commons is the place to be. Our shopping environment provides an experience like no other,” its website says.
#8 Regency Canterfield LLC: $1,405,538
Situated in a charming West Dundee, IL, The Villages at Canterfield “offers unparalleled recreational amenities and a desirable setting with an incredible combination of residential luxury and convenience,” its website says. Regency Canterfield LLC is the parent company.
#9 Q Center LLC: $1,384,088
The Q Center in St. Charles originally was Arthur Andersen’s Center for Professional Education. It is now one of the premiere conference centers, literally, in the world. It is successful, according to its website, “not because of our amenities or dining (although delicious), or our custom meeting spaces — it’s because we are a dedicated team of professionals focused on just one thing: making your team better than when they arrived.”
#10 AMLI at St. Charles LLC: $1,264,516
AMLI at ST. Charles is “one of the preeminent multifamily companies in the nation. AMLI is focused on the development, acquisition and management of luxury apartment communities across the United States,” according to its website.
