Which Townships Have the Highest, Lowest Tax Bills in Kane?

The chart provided below by Kane County Treasurer David Rickert’s Office gives homebuyers an estimate of what a tax bill amount might be in different geographic locations within the county (based on 2015, payable 2016, data with homestead exemption).

As you can see by the chart, you’ll pay more property taxes for a home of the same value in different townships. For example, a home valued at $150,000 in Elgin Township can expect to pay about $5,456 in property taxes. The average home with the same value in Campton Township would pay about $1,000 less per year: $4,458.

The difference is larger, of course, if your property has a higher value. The owner of a $500,000 home, on average, would pay $18,483 per year in Aurora Township but $15,614 in St. Charles Township.

By township, the ranking from most expensive to least is as follows, along with how much the average owner of a $250,000 home would pay.

The reason for the disparity from one part of the county to the other is the local taxing districts — school districts, park districts, library districts, fire protection districts and others — that provide services in the area you live. The school districts take the largest portion of your property-tax payment: an average of 68.5 percent in Kane County.
