Anchor Stores Going Strong, But Interior of Former Charlestowne Mall Closes Dec. 1
Plans for a revitalized retail center at the former Charlestowne Mall are continuing to develop, and officials say the anchor stores around the mall are flourishing this holiday season, but the interior of the mall itself will close as of Friday, Dec. 1.
The Krausz Companies, Inc., owners of Charlestowne Mall, announced this week that it is closing the interior shops and enclosed mall space at the center on Dec. 1, 2017.
Mall anchors Von Maur, Carson’s, and Classic Cinemas will remain open. Entrance to these businesses will be accessed directly from the outside doors only. Access roads and parking lots will remain open, as usual.
Cooper’s Hawk, Starbucks and the newly opened Verizon store are not affected by the enclosed mall closure.
The concept plan presented to the St. Charles City Council May 8, 2017, included keeping portions of the mall building, but significantly reducing its size.
Chuck May, project manager for the Krausz Companies, said an enclosed mall is no longer viable at this location.
Krausz Companies, Inc. continues to work on the residential/retail/commercial redevelopment of the site with co-developers and the city of St. Charles.
The former two-level enclosed Charlestowne Mall is being redeveloped into a viable regional shopping destination with a full line up of new retailers, restaurants and entertainment venues.
According to the city of St. Charles website, Krausz Companies is planning to reinvent the site as The Quad St. Charles. With new outlot buildings completed along Main Street, the owners are in the planning stages for the redevelopment of the remainder of the property.

2017 Concept Plan

A Concept Plan for the project was reviewed by the St. Charles Plan Commission on April 18, 2017 and by the Planning & Development Committee of the City Council on May 8, 2017.
The Concept Plan review process enables property owners or developers to obtain informal feedback from city officials and the public before spending time and money to prepare detailed plans. The conclusion of the Concept Plan review is not a decision by the city, but simply information that the property owner or developer can use to decide whether to pursue the project further.
The Concept Plan for The Quad includes:
- Retaining the existing anchors Von Maur, Carson Pirie Scott and Classic Cinemas.
- Keeping portions of the mall building, but significantly reducing the size of the building (including demolition of the the former Sears store, former Kohls store, the food court, and the eastern side of the mall)
- Constructing new entrances to create outward-facing front entries into the remaining mall building.
- Additional freestanding commercial buildings south of the mall, including the previously planned buildings along Main Street and additional buildings within the parking lots facing Main Street.
- Residential townhomes north of mall (155 townhome units)
- Residential apartments east of the mall (256 apartment units)
