Top 10 Kane County Property Taxpayers 2019 — Who’s Paying The Most This Year?
- Editor’s Note: This is the fourth in a series of articles on Kane County Connects regarding the 2018 property tax bill payable in 2019. Tax bills are available right now on the Kane County Treasurer’s Office website and will be sent out to Kane County residents by May 1, 2019.
There’s a lot of good news embedded in this year’s list of top 10 property taxpayers in Kane County.
One is that new names continue to appear on the list. Another is that the local business market appears to be very good, thank you.
A third piece of good news for residential property taxpayers is that these businesses are heavy hitters, taking on a lot of that tax burden off homeowners like you and me.
A case in point is the No. 1 property taxpayer in Kane County — Simon/Chelsea Chicago Development — which this year will pay $7,403,391 in property taxes alone.
Yowza.

Top 10 List: Who Moved Up? Who Moved Off?
Last year’s top 10 list of Kane County Property taxpayers is similar to this year’s list — at least, as far as the top five are concerned.
But there were some pretty significant changes in the second tier.
Legia St. Charles Associates jumped from No. 9 last year to the No. 6 slot this year. The property tax bill for the apartments property owner went from $1,248,155 last year to $1,737,724 this year.
Canterfield Apartments LLC gained property value and paid more money this year, but still slid from No. 6 to No. 7, thanks to Legia’s ascension.
Algonquin Commons LLC dropped in ranking, going from No. 7 last year to No. 9 this year.
And NEW to this year’s list (sound the fanfare, please) is Aldi. The Batavia business center is No. 10 this year, with a property tax bill of $1,161,141. Aldi bumped Spring Hill Mall off the Top 10 list.
Top 10 Kane County Taxpayers
#1 Simon/Chelsea Chicago Development — $7,403,391
Last year’s ranking and amount: No. 1 — $6,961,195
Simon Property Group, Inc. is a global leader in retail real estate ownership, management and development, and an S&P100 company (Simon Property Group, NYSE:SPG.) “Our properties across North America, Europe, and Asia provide community gathering places for millions of people every day and generate billions in annual sales,” the company’s website says.
Simon is ranked No. 1 in the United States as the largest real estate investment trust. It’s also the No. 1 property taxpayer in Kane County, IL.
Among the tax-district beneficiaries is Batavia School District 101.
#2 Liberty Illinois LP — $3,578,849
Last year’s ranking and payment: No. 2 — $3,614,716
Liberty Property Trust (NYSE: LPT) is leader in commercial real estate, owning and managing 103 million square feet of industrial and office space throughout the United States and the United Kingdom, according to its website.
“Liberty has been operating in the Chicago market for more than 20 years, and owns and develops in the sub-markets of O’Hare, I-88, I-55, I-80, within the City of Chicago and Southeast WI.,” its website says.
As a fun fact, Liberty is one of the nation’s leading developers of high-performance green buildings.

#3 Geneva Commons, LLC — $3,246,059
Last year’s ranking and payment: No. 3 — $3,214,228
Geneva Commons is “a unique collection of stores, restaurants, cafes and services in an inviting open-air setting. Situated along Randall Road in the Chicago suburb of Geneva, Illinois, the center is home to Crate & Barrel, Barnes & Noble, Dick’s Sporting Goods, Coach, H&M, Forever 21, Banana Republic, California Pizza Kitchen and Houlihan’s, among others.”
“A hub of community activity, Geneva Commons offers seasonal events and celebrations for the whole family to enjoy,” its website says.
#4 Chicago Premium Outlets — $2,211,779
Last year’s ranking and payment: No. 4 — $2,079,672
As mentioned above, Chicago Premium Outlets is an outdoor center located 40 minutes from downtown Chicago with more 170 stores — Adidas, Coach, Nike, kate spade new york, Movado Company Store, Saks Fifth Avenue Off 5th, Tommy Hilfiger, Vera Bradley, Restoration Hardware and more.
It’s owned by Simon Property Group. We’re not sure why the mall is listed separately, but it is.
“With amenities such as fireplaces, art installations, a play area, and reflecting pond. Chicago Premium Outlets is more than a shopping center, but truly a destination for shoppers and tourists visiting the Chicago area,” its website says. “Conveniently located off I-88 at the Farnsworth Avenue North exit, it is easily accessible for local shoppers and tourists coming from downtown or O’Hare and Midway International Airports.”
#5 John B Sanfilippo & Son Inc. — $1,740,865
Last year’s ranking and payment: No. 5 — $1,759,672
John B. Sanfilippo & Son Inc. is “a global source for nuts, committed to quality, expertise and innovation that delivers an unmatched experience to our customer and consumer,” according to its website.
Sitting on a 95 acre campus in Elgin, with the most advanced automation in the nut industry, this state-of-the art 1 million-square-foot facility is the corporate headquarters for JBSS.

#6 Legia St. Charles Assoc. — $1,248,155
Last year’s ranking and payment: No. 9 — $1,737,724
Previously recorded as AMLI St. Charles, Legia St. Charles is a large parcel off of Kirk Road known as Ascend St. Charles Apartments.

Villages at Canterfield “blends convenience, luxury, and comfort, right in the heart of charming West Dundee, IL.”
Villages at Canterfield is centrally located near the intersection of North Street and Interstate 90, and is within close distance of a large transportation network.
“Commutes are virtually effortless as employers like Sears Holding, Sherman Hospital, and IBM are just a few exits away,” its website says. “Additionally, Villages at Canterfield is located in the top-rated District 300 school district, and two of the area’s best schools, Sleepy Hollow and Dundee Middle School are within walking distance.”
#8 Q Center LLC — $1,266,730
Last year’s ranking and payment: No. 8 — $1,278,324
The Q Center in St. Charles originally was Arthur Andersen’s Center for Professional Education in days goneby.
Now the 95-acre campus is a leader in the hospitality industry, with 150,000 square feet of versatile, IACC-certified meeting space, an expert in-house event production team, and an on-site professional printing service.

Algonquin Commons is located at 1900 S. Randall Road.

#10 Aldi Inc. — $1,161,141
Last year’s ranking and payment: NEW TO TOP 10 — n/a
ALDI, one of America’s favorite grocers, operates more than 1,600 stores in 35 states.
